Examples of Key Duties: (Duties are illustrative and not inclusive and may vary with individual assignments.)
• Performs preventive maintenance and make repairs to heating, ventilating, air
conditioning equipment according to instructions such as replacing belts on motors, changing filters, bearing, etc.
• Maintains and makes routine repairs to electrically powered equipment and
appliances according to instruction from senior technicians and equipment service
manuals.
• Maintenance Technicians must have a working knowledge of all aspects of
maintenance, repair and service; the ability to troubleshoot problems and take
appropriate action.
• Maintain exterior grounds of community and office including but not limited to:
sweeping decks, removing cobwebs, cleaning deck furniture, cleaning gutters,
emptying and cleaning ashtrays, raking grounds, removing fallen yard debris,
trimming and pruning shrubs and trees, picking up garbage in yard, repairing deck
furniture, removing snow and cutting steps to front doors, splitting and stacking
firewood.
• Must possess superior customer service skills and great attention to detail.
• Prepare vacant apartments for new residents.
• Inform supervisor when maintenance supplies are low.
• Assists in minor carpentry and repair work.

| Special Requirements |
• One or more years of hands-on general maintenance experience including plumbing,
electrical, and appliances required; experience in painting a plus.
• A high school diploma or equivalent preferred; trade school and/or military training
or industry designation (CAMT or CAMT II) a plus.
• HVAC Certification preferred.
• Valid driver’s license, some weekend availability, and rotating on-call responsibility
for after hour’s emergencies required.
